This information is provided for informational purposes only and each application will be reviewed by city staff and Planning Commission based on its merits and how it complies with the city's zoning and land development ordinances.     Situation:

    The parcel is 12.39 acres and is located on the northeast corner of the Robinson Rd and Ebenezer Rd intersection.

    The conceptual site plan for the auditorium expansion at Southside Church was approved by the Planning Commission on February 14, 2011.  As a part of that review, it was found that numerous site plans had been approved for the Church campus through the years and some had not been approved with conditions.  The intent of approving the conceptual site plan was to ensure the conditions adopted several years ago were officially adopted as a part of this site plan.


    Proposal:

    Southside Church purchased the subject tract from Braelinn Baptist Church several years ago.  The Applicant is at a point where they are ready to expand the building and parking areas.  In order to do so, they must submit a conceptual site plan identifying these improvements.

      Situation:

      The parcel is 5.62 acres and is located just southwest of the Kedron Village Shopping Center. This site is at the end of Newgate Road which is located off Georgian Park, right behind the Holiday Inn.
      In 2007, the current property owner, Peachtree City Holdings, LLC successfully rezoned the property from GC General Commercial to LUR-13 Limited Use Residential to accommodate a 6 building, 21 unit luxury townhome complex marketed to seniors. Following the approval, the property remained undeveloped.
      In 2011 the new applicant, Norsouth Development Company successfully rezoned the undeveloped property from LUR-13 to GR-18 General Residential to accommodate a 96 unit age restricted senior apartment complex.

      Proposal:
      The applicant, Norsouth Development Company of Georgia, LLC is seeking to construct a 122,000 sqft, 96 dwelling unit, age restricted apartment complex at the end of Newgate Road.  In order to develop the property to best fit this use, the applicant is asking the city to abandon the Newgate Road cul-de-sac right of way.

        Situation:

        This information was prepared in response to the proposed development of the area commonly referred to as Line Creek Retail or McIntosh Village Phase II, which is located on Line Creek Drive and SR 54 West. Capital City Development owned the 14.3-acre tract that is zoned GC General Commercial. The city owns and maintains the dead end street, Line Creek Road and Line Creek Circle, which pass through the middle of the proposed development.  The applicant requests the city to abandon the roads. In a special called meeting on 2/13/2008 City Council voted in-favor of road abandonment with conditions outlined in the Development Agreement.  The developer's Special Use Permit was approved by City Council (3-2) on 6/19/2008.
        The SUP expired after a year and the property went into foreclosure. Trinity Development Group, Inc has obtained the property and submitted a revised conceptual plan. The new applicant also requests the city to abandon Line Creek Drive. City Council denied the request.  The applicant has resubmitted a concept plan that does not require the abandonment of the existing roads.

          Situation:
          The parcel is 2.14 acres and is located on the front east corner of Line Creek Drive and Hwy 54 West in the propose McIntosh Village Phase II.
          The applicant purchased this portion of the McIntosh Village PII/Line Creek Retail property from Trinity Development Group, Inc for this proposed fuel station and convenience store.

          Proposal:
          The applicant,  Racetrac Petroleum, Inc, is seeking to construct a 5,928 sqft, 24 hour, convenience market and fuel station.
