What is comprehensive land use planning? A city’s comprehensive land use plan provides a guide for how the community will grow and mature in the next twenty years. The Georgia Department of Community Affairs (DCA) administers Rules of Local Comprehensive Planning for all Qualified Local Governments in Georgia. The city’s comprehensive plan is updated every ten years to reflect changing conditions.
Peachtree City’s Comprehensive Plan will analyze existing policies, goals and objectives to create a guide for future decisions including, but not limited to, the following:
- Residential growth - Commercial development - Office/industrial development - Infrastructure – roads, sewer, water - Parks and open space - Redevelopment of aging residential, commercial and industrial tracts
The comprehensive plan will also consider current and future transportation and economic development issues. Comprehensive planning is a structured process that must include public involvement in order to insure that the plan reflects the goals, objectives, and needs of residents.

How does the process work? The city's Planning Department and the Comprehensive Plan Advisory Board have been working since June 27, 2005 to complete the first two sections of the update. To date, these efforts have included theCommunity Assessment and theCommunity Participation Program. These documents were submitted to and have been approved by the Atlanta Regional Commission (ARC) and DCA.
What are the next steps? Public input gathered at various public forums, including meetings scheduled within each village, will be compiled and presented to the Comprehensive Plan Advisory Board, the Planning Commission and City Council for review at several workshops (tentatively scheduled for November and December of this year). Following these meetings, staff will prepare the Community Agenda portion of the update and present this to the Planning Commission and City Council for review. The documents must then be submitted to ARC and DCA for review prior to approval and official adoption by City Council.
